Sheriff's Sales are held in the Somerset County Courthouse
Township, Pennsylvania, sales are always held at 11:00 A.M. on the Date
of each month.
If an individual would like to bid on a property they must appear in person at the
Sheriff's Office on the day of the sale. The amount of the debt on individual properties
can be obtained from the Real Estate Department in the Sheriffs Office.
All sales are posted in the Sheriff's Office at least thirty (30) days prior to the the day
of the sale. Sales are advertised in The Times News and the Carbon County Law Journal
three consecutive Friday's prior to the day of the sale.
The purchaser must pay taxes, costs, municipal liens, and ten (10) percent of the bid in
cash, certified check, or Attorneys check. The balance of the bid price, plus the cost of
the Deed are payable within ten (10) days of the sale. Sheriffs poundage will be added to
the purchase price and paid by the purchaser. Sheriffs Poundage is 2% of the bid price up
to $100,000.00 and .05% of any amount above $100,000.00.
Minimum increments may be set in competitive bidding, increments are usually set at
$100.00. The opening bit for all sales will be the amount of the taxes, municipal liens
